Need a Condo Mover in Calgary?

A condo move is only half about furniture. The other half is a corporation, a board, a set of bylaws, and usually a property manager who has seen enough bad move days to be strict about the next one. Under Alberta's Condominium Property Act every condominium has to have a set of bylaws, and if the corporation never adopted its own at registration then the default bylaws in the Act take effect. Those bylaws bind the owners, and tenants occupying rented units are bound by the corporation's bylaws too. That is why the rules feel non-negotiable when you ask about a Saturday move. They usually are.

We are based in Midnapore in deep south Calgary at 16 Midlake Blvd SE, and we move condos across the city. Beltline towers, converted warehouse lofts near 17th Avenue SW, the low-rise condo buildings scattered through the inner city, and the newer apartment-style condos out in the southeast lake communities. The Beltline alone runs roughly 8,580 people per square kilometre with about 24,887 residents, and 95.8% of its buildings are apartments, which tells you how much of Calgary's condo life happens behind a fob-controlled lobby door.

If you are comparing condo movers in Calgary, ask who deals with the building. That is the part that goes wrong.

What a Calgary Condo Move Actually Demands

It demands that somebody read the building's rules before the truck is loaded, not after. Most Calgary condo corporations set a booked move window on the service elevator, require a certificate of insurance from the moving company, hold a refundable move deposit against damage to common property, and want the crew signed in at the concierge or security desk. None of that is unreasonable. The corporation is responsible for insuring and maintaining the common property, so a gouged corridor wall or a dented lift cab is genuinely the corporation's problem, and the deposit is how the board makes sure it is not everyone's problem.

It also demands a plan for the truck. Downtown and Beltline condos usually sit in ParkPlus paid parking zones, where the City's special contractor parking permit does not apply at all, and where a Temporary No Parking permit to hold a curb lane carries the applicable parking fees for the duration of the restriction, with the signage installed at least 12 hours in advance. Many towers solve that with a loading bay off the lane instead. What almost never works is the parkade. Underground entrances carry a posted clearance bar, and a moving truck does not fit under it, so the load gets carried from the lane or the bay to the service lift. We check all of this when we quote so the hours you pay for get spent moving.

If your condo move is part of a bigger household move, the whole-home version of this job lives on our residential moving page, and everything else we handle is on the Western Provincial Movers home page.

Condo Moving Services We Offer

Booked Service Elevators and Move Windows

The move window is the schedule. Most buildings give you a block of hours on the service elevator, keyed to the lift so it stops answering normal calls, with moving pads hung inside the cab by building staff. We confirm the window with the property manager or concierge, then plan the load so the heavy, slow pieces go through first and the small cartons fill the tail of the window. If your building only releases weekday windows, we work them. If it allows a weekend block, we take that instead. What we do not do is show up hoping the lift is free.

Certificates of Insurance and Building Paperwork

We are fully bonded and insured and BBB accredited with an A+ rating, and we supply the certificate of insurance the property manager asks for before move day rather than on it. Buildings often want the certificate a set number of days ahead, naming the corporation, so tell us who to send it to as soon as you book. The same goes for the move deposit and the move-in form. We would rather chase a signature two weeks out than have security refuse the crew at the loading bay.

Loading Bays, Lanes, and Downtown Parking

Every building solves the truck differently. Some have a bay off the back lane with a roll-up door. Some have a signed loading zone out front. Some have nothing, and the answer is a permit and a plan. Because downtown and Beltline blocks are usually ParkPlus zones, the contractor permit that works in a residential zone is explicitly not for use there, so we look at a Temporary No Parking permit with its 12 hour signage rule and its parking fees, or we work the lane. Whichever it is, it gets settled at quote time.

Downsizing Into a Condo, Lockers, and Storage

A lot of condo moves are downsizing moves out of a house. The suite is smaller than the home it replaces, the storage locker is smaller than the garage it replaces, and something has to give. We measure the suite door, the hallway turn, and the lift cab before move day so the sectional and the armoire get a straight answer instead of a hopeful one. Anything that does not fit yet can go into our moving and storage service, wrapped and inventoried, and come back when you have decided. If there is an upright or a grand going into the building, that has its own crew and its own method on our piano moving page.

Why Calgary Condo Owners Choose Us

We Arrive With the Building Handled

Insurance certificate sent, move window confirmed, sign-in sorted, loading bay or permit settled. Owners hire us again because the building side of the move stops being their job the moment they book.

Common Property Gets Protected First

Rubber-backed floor runners go down in the lobby, the corridor, and the lift before a single item moves, and doorframes and cab interiors get padded. The corporation insures and maintains the common property, so damage there is a claim, a chargeback, and a deposit you do not get back. We treat those shared surfaces like they are ours.

One Crew, Door to Door

The movers who wrap your suite carry it out and unload it at the other end. No transfer warehouse, no second company, nobody unfamiliar walking through a fob-controlled building. That is easier on you and much easier on building security.

45+ Years and the Owner on the Truck

The owner has 45+ years in this trade and works the job in person, not just from a phone. Decades of Calgary towers means a crew that already knows how a booked lift, a lane bay, and a strict concierge actually behave on a Saturday morning.

Condo Movers Calgary Pricing

Condo moves are billed by the hour, for the actual hours the crew works, and quoted up front before you book. The rate covers the crew, the truck, the dollies and straps, the blankets and shrink wrap, the floor runners, and the complimentary wardrobe cartons, mirror cartons, and mattress bags. Protection materials are part of the job, not an extra line at the end.

Building access is the biggest single swing on a condo job. How long the carry runs from the bay or the lane to the lift, how many floors the lift climbs, whether the window is generous or tight, and whether the corridor to your door is a straight run or three turns. A twelfth-floor suite off a shared service lift with a booked two hour window is a different day from a second-floor unit with a bay ten metres from the elevator. We talk the building through with you first, then break down the crew size and the estimated hours so nothing surprises you when the invoice arrives.

A few things worth settling with your building before move day.

9 Condo Moving Tips Worth Knowing

  1. Read your bylaws and rules before you book a date. Alberta condominiums operate under bylaws, and the default bylaws in the Condominium Property Act apply if the corporation never adopted its own. Move hours and elevator rules usually live there.
  2. Book the service elevator first, then book the movers. The window is the constraint. Pick the mover date around it, not the other way round.
  3. Ask the property manager exactly what the certificate of insurance must say. Some buildings want the corporation named and the certificate in hand days ahead. Get that request to us early.
  4. Find out what the move deposit covers and how it comes back. It is usually held against common property damage, which is why the corridor and the lift matter as much as your suite.
  5. Measure the lift cab, not just the suite door. A tall mirror or a long sofa dies in an elevator, not a doorway. Get the cab depth, width, and door height.
  6. Do not plan on the parkade. The posted clearance bar at an underground entrance stops a moving truck. Find the loading bay or the lane instead.
  7. Check whether your block is ParkPlus. Downtown and Beltline curb lanes are paid zones where the residential contractor permit does not apply, so holding the curb means a Temporary No Parking permit with fees and signage up at least 12 hours ahead.
  8. Tell security who is coming. A crew list at the concierge desk on move morning saves a wait at the lobby door with a truck already on the clock.
  9. Decide what will not fit before you load it. Downsizing into a condo goes better when the pieces that do not fit go straight into storage instead of into a suite you then have to move them out of again.

Frequently Asked Questions

Do you supply a certificate of insurance for my condo board?

Yes. We are fully bonded and insured and BBB A+ accredited, and we send the certificate to the property manager before move day. Tell us who to send it to and what the building needs it to say.

Can you work inside a booked elevator window?

Yes, and we plan the load order around it. Heavy and slow pieces go through first so the window does not run out with your bedroom still upstairs.

Will the truck fit in the parkade?

No. Underground parkades carry a posted clearance bar that a moving truck will not clear. We work from the loading bay, the lane, or the curb with the right permit.

How do you protect the corridors and the elevator?

Rubber-backed floor runners go down on every shared surface the load crosses, and doorframes and the lift cab get padded. The corporation insures common property, so damage there comes back on you through the move deposit.

How is a condo move priced?

By the hour, for the actual hours the crew works, quoted up front. Building access drives the hours more than anything: carry distance, floors, the size of the move window, and the route from the bay to your door.

Can you move me on a weekend?

If your building allows a weekend window, yes. Many Calgary corporations restrict move hours in their bylaws or rules, so the building decides the day more often than we do.

I am downsizing from a house into a condo. Can you store what does not fit?

Yes. The overflow can go into storage wrapped and inventoried and come back to you later, handled by the same crew that did the move.

Do the rules apply if I am renting the condo, not buying it?

Yes. Tenants occupying a rented unit are bound by the corporation's bylaws, so the move window, the insurance certificate, and the deposit still apply.

How far ahead should I book?

Two to four weeks is ideal, because the elevator window and the paperwork take longer to lock down than the crew does. We take shorter notice when a building window and a crew line up.
