This is a genuinely new community. Silverado was established in 2005, master-planned by Qualico and themed on the Spruce Meadows grounds and local ranching heritage. The housing went up fast and recently. City of Calgary census data shows 57 percent of the dwellings were built between 2001 and 2010, another 28 percent between 2011 and 2015, and 13 percent from 2016 to 2021. Effectively the whole neighbourhood is post-2001 new-build, with 99 percent of homes needing only regular or minor maintenance. The mix is detached homes, semi-detached, front-garage homes, townhomes, condos, and apartments, plus some estate homes near the equestrian side. It's a young, family-heavy place too. What Silverado Moves Actually Deal With

The real headache in Silverado is the housing itself, not the era of it. This is a new-build community of front-garage detached homes, three-storey townhomes, and condo and apartment blocks that went up from 2005 onward. Those three-storey townhomes mean beds, mattresses, and dressers come down two full flights of stairs, and the attached-garage lanes behind them are tight for a five-ton truck to stage in. Front-garage homes put the driveway and the front door close together, which is good for a short carry but leaves little room to park and load without blocking a neighbour. We plan the truck spot before the ramp comes down, run rubber-backed floor runners from the door to the curb, and keep the load path short so nobody walks a couch the length of a townhome row.

Then there's the condo and townhome side. A lot of those blocks run their own move-in windows, elevator bookings, and condo-board sign-in, so we confirm the slot ahead of time and load in the order the window allows. Access to the community is worth knowing too. Silverado started with a single access point and was later opened up to three, in via Spruce Meadows, in off 194 Avenue SW from Macleod Trail, and in via Sheriff King Street. We're close enough to fix a problem fast either way. The drive from our Midnapore base at 16 Midlake Blvd SE runs south down Macleod Trail, across the Fish Creek valley and past the Shawnessy shopping district, to Silverado at 194 Avenue SW. It's a short hop, about 10 minutes on a normal day, since both communities sit on the same Macleod Trail corridor.
