The Keys Get You the House. The Title Gets You the Lake.

Auburn Bay's 43-acre lake is run by the Auburn Bay Residents Association, and every property owner in the community has an encumbrance to the association on their title. Fees are billed in March and due April 1.

To use the lake, the park and Auburn House, residents over 12 show a membership card. Homeowners get one by bringing the Certificate of Title, or the Certificate of Possession for a new home, plus government photo ID showing the Auburn Bay address, to Auburn House during park hours. Tenants bring the lease, ID and the landlord's Transfer of Privileges form, and their driver's licence has to show the Auburn Bay address.

So here's our advice for an Auburn Bay move. Put the Certificate of Possession and your ID in the box you open first, not the one at the back of the truck. And update your licence early. Alberta gives you 14 days to change the address at a registry agent anyway, and the lake card needs it.

Besides the lake, the community has two ponds. The park, lake and facilities are open 9 a.m. to 10 p.m. Members can bring up to five guests per household.

A Community Built for Kids

Auburn Bay is young. In the City of Calgary's 2021 census profile, 28% of residents were 14 or younger, well above Calgary's 18%. Only 5% were 65 or older. The community has five schools. Auburn Bay School, Prince of Peace School, St. Gianna School, Bayside School and Lakeshore School.

Moving with kids changes the order of the day. Our rule is that the kids' beds go in last and come out first. They're set up before anything else in the new house, so bedtime happens on time on the first night.

Mostly Built After 2011

Auburn Bay was established in 2005. 32% of its homes went up between 2001 and 2010, 43% between 2011 and 2015 and 24% from 2016 to 2021. It had 18,090 people in 6,245 dwellings in the 2021 municipal census.

61% of homes are single-detached houses. 19% are apartments in buildings under five storeys, and row houses and semi-detached homes are about 10% each. A quarter of households rent, and 46% of residents had moved in the five years before the census.

Between Deerfoot and 52 Street

Auburn Bay is bounded by Stoney Trail to the north, Deerfoot Trail to the west, 52 Street SE to the east and Seton Boulevard to the south. It covers about 4.5 square kilometres. The South Health Campus hospital is immediately south, in Seton, along with Seton's town centre.

The Green Line CTrain is planned to run along the community's eastern boundary, parallel to 52 Street. It isn't there yet. The City's plan names Seton as the southeast end of the line and says extensions will be built in phases as funding becomes available.

From our office the fastest route on Google Maps is 13.5 km by Stoney Trail, about 13 minutes. Going by Macleod Trail and then Stoney Trail is 14.4 km and about 15 minutes. That's the drive time we plan around when we quote.
