An Evergreen Job From August 23, 2024

This page starts with a real move. On Friday, August 23, 2024, we worked a job on a curving Evergreen street of two-storey homes with front garages. The phone that took the photos stamped each one with its GPS position, inside Evergreen.

At 12:13 p.m. the truck's upper deck was packed to the roof with boxes and blanket-wrapped furniture, and a car sat on the lower deck underneath. By 1:37 p.m. the car was out, the ramps were down to the road, and a mattress waited inside in its bag. A shrink-wrapped piece stood at the curb beside the truck.

The bag and the wrap in those photos come with every move we do. Mattress bags, shrink wrap, wardrobe cartons and mirror cartons are free, and rubber-backed floor runners go down inside the house before anything is carried out.

Below the Front Door Is Where the Hours Go

Our position on Evergreen is simple. The square footage on the listing tells you less than the stairs do. The community sits on ground that slopes toward Fish Creek, and walkout basements are common. Local listings show walkout bi-levels with more than 1,700 square feet of developed space, and lower-level suites with their own backyard access.

Every piece on a walkout level climbs a flight of stairs or goes out the back and around the house. So when you call, we'll ask three questions. Is the basement a walkout? Is it developed? Does it have its own entrance?

If the lower level is a suite with a door to the yard, that door can be the shorter carry. We'd rather hear about it on the phone than find it on move day.

Evergreen Estates or Evergreen? Tell Us Which Side

Fish Creek Boulevard cuts the community in two. Everything north of it is Evergreen Estates, the older side, developed from 1986. Everything south of it is Evergreen, developed from 1999. Each half has its own community association. That's 13 years between the two starts under one name, so the side you're on is the first thing we want to know.

The edges are easy to picture. Fish Creek Provincial Park runs along the north side, and it's one of the largest urban parks in Canada. Stoney Trail runs down the west side. 162 Avenue SW is the south edge, and its median was designed wide enough for a future LRT or bus transitway. Bridlewood is to the south, and Shawnee Slopes, Millrise and Shawnessy sit to the east.

Big, Detached and Owner-Occupied

Evergreen is large. The City's 2019 census counted 21,500 people in 7,256 dwellings, the fourth most populous community in Calgary. When Wikipedia's housing figures were gathered in 2000, every building was a single-family detached home and only 1.3% of homes were rented. Realtor data puts about 76% of today's homes in the 2001 to 2010 building years, many with attached garages and mature landscaping.

Put that together and an Evergreen move is usually a whole house. Garages, basements and years of family life. Plan the day for all of it, and book the truck for the full load.

From Midlake Boulevard to Evergreen

Midlake Boulevard meets Macleod Trail at the Shawnessy Boulevard interchange, right by our office. Evergreen lies to the west, past Shawnessy, Millrise and Shawnee Slopes. The GPS on our August photos puts that Evergreen street about 3 km from our door in a straight line.

The City built the Macleod Trail and 162 Avenue S interchange partly to improve access to and from Macleod for Evergreen, Bridlewood, Shawnessy, Somerset, Midnapore and Sundance. It opened on August 13, 2017, as the first diverging diamond interchange in Canada. On the far side of the community, Stoney Trail is the fast way out of town, and the foothills views start about five minutes west on Highway 22X.

Shawnessy Towne Centre is minutes away for groceries, restaurants and shops, and Spruce Meadows is nearby.
