People Stay in Chaparral

The City of Calgary's 2021 census profile for Chaparral says it plainly. 91% of households own their home, where the Calgary figure is 69%. Only 9% of residents had moved in the year before the census, and 69% were living at the same address five years earlier. Across the city that five-year figure is 58%.

So most Chaparral moves we'd quote are the first move in a long time. A family that has been in one house for ten years has ten years in the garage, the basement and the storage room under the stairs. That's where the hours hide.

Our advice is to start in the garage, two weekends before you call anyone. Whatever leaves the house before we arrive is time you don't pay for. If you'd rather hand the boxes to someone else, our packing crew can take a room or the whole house.

Houses, Mostly From Two Decades

Chaparral was established in 1995, and it filled in fast. The City counts 33% of its homes as built in the 1990s, 49% between 2001 and 2010 and 16% from 2011 to 2015. Very little has gone up since.

79% of homes are single-detached houses, against 55% across Calgary. Semi-detached homes and row houses make up about 8% each. The last 5% are apartments, every one of them in a building under five storeys. There are no towers here at all.

The houses are in good shape, too. The City lists 98% of Chaparral dwellings as needing only regular maintenance or minor repairs. For a move, that means a full family house with bedrooms upstairs, a basement below and a lot of furniture in between.

Lake Chaparral, Chaparral Valley and Chaparral Ridge

Chaparral has three informal sections under one name. Lake Chaparral, Chaparral Valley and Chaparral Ridge. The centrepiece is a 32-acre man-made lake, with a 21-acre park and two waterfalls beside it.

When you call, the first thing we ask for is the street. It tells us which section you're in, where the truck can park and how long the walk is from the truck to your front door.

Leaving a Big House for a Smaller One

10% of Chaparral residents are 65 or older. Some of them will be moving out of a family house into something smaller over the next few years, and that move is mostly about deciding what goes.

Here's how we'd do it. Measure the rooms at the new place before you decide on furniture. A sofa that won't fit is cheaper to sell from the old garage than to carry across the city and back. At the Bottom of the City

Chaparral sits right on Calgary's southern edge, south of Stoney Trail. Macleod Trail runs down its west side, 194 Avenue SE marks the south edge and the Bow River valley runs along the east. It's in Ward 14.

From our office it's south on Macleod Trail and under Stoney Trail, then east into the community. The middle of Chaparral is about 4.3 km from our door in a straight line, so a Chaparral quote doesn't carry much drive time.

Families With Kids in School

21% of Chaparral residents are 14 or younger, above Calgary's 18%. Chaparral School teaches kindergarten to grade 6 for the public board, and Saint Sebastian School does the same for the Catholic board. If you're timing a move around the school year, call us early and we'll hold the date.
